On August 27, I blogged about disbursements and what they are. Today I wanted to write more about one disbursement in particular: title searching. Title searching is done to determine whether there are any agreements, easements, restrictions, etc. on title that could affect how you live in your home. For example, you would want to know if there is a right-of-way easement on title to the property you are buying that allows your neighbour to use your driveway to access their garage, or a restriction that does not allow you to build a fence. Title searching will turn up any agreements, both valid and expired, that you would want to know about before closing your deal.
